The Lead Story: $8M Oceanfront Assemblage in Myrtle Beach

Three contiguous oceanfront lots at 6212, 6214, and 6300 N Ocean Blvd in the Forest Dunes area of Myrtle Beach closed this week, all cash, all on the same day, after 121 days on market. Each parcel runs approximately 90 feet of Atlantic frontage by 260-270 feet deep, totaling roughly 270 feet of contiguous oceanfront. They sold for $2,666,666, $2,666,667, and $2,666,667 respectively, about $8M total, each around 73% of their original $3.5-3.65M ask.

Myrtle Beach Residential Lots

Beyond the oceanfront assemblage, four residential lots sold in Myrtle Beach this week:

168 Harbor Oaks Dr., Harbor Oaks Marina (Socastee) — 0.23 acres, PDD zoning, Intracoastal Waterway community with deeded 30-foot boat slip. $172,000 cash in 59 days. $747,826/acre.

600 12th Ave. S, The Villages at Withers Heights — 0.18 acres, RES zoning, boutique 17-homesite community, walk to the beach, no flood zone. $130,000 cash in 193 days. $722,222/acre.

454 Harbour View Dr., Boardwalk on the Waterway — 0.21 acres, RES zoning, second row on the ICW, gated community with private boat launch. $135,000 cash in 28 days. $642,857/acre.

2214 Yellow Morel Way / 573 Starlit Way, Waterbridge (Carolina Forest) — Two lots in the same gated community sold this week. 0.28 acres ($164,000 cash, 49 days) and 0.30 acres waterfront ($185,000 cash, 85 days). $585,714 and $616,667 per acre respectively.

North Myrtle Beach

1002 Clubhouse Dr., Sunset Harbour — 0.18 acres, R-2A zoning, ICW community with clubhouse, pool, boat launch. $215,000 cash in 61 days. $1,194,444/acre — the highest per-acre price of any non-oceanfront lot this week.

Surfside Beach

Lot 547 Circle Dr., Deerfield — 0.20 acres, RES zoning. $105,000 cash after 279 days on market — sold at 75% of original $139,900 ask. Golf cart ride to the beach.

Georgetown County

302 Colony Club Dr., DeBordieu Colony — 0.44 acres, RES zoning, backs to Hobcaw Barony (16,000-acre nature preserve). $385,000 cash in 139 days. $875,000/acre.

TBD Martin Ln. (2 lots) — Two adjacent residential lots in Georgetown sold together. 0.48 acres ($80,000 cash, 242 days) and 1.33 acres ($80,000 cash, 242 days). Both R1 zoning, no HOA, public water and sewer available. The combined sale price was $80,000 for each parcel per the listing remarks.

Conway

TBD Highway 701 North — 7.02 acres, HC/CFA zoning (commercial), Conway. $575,000 cash after 339 days on market. ~2.5 acres estimated out of flood zone. $81,909/acre.

1285 Cheyenne Rd. — 5 acres, LFA zoning, Conway. $120,000 conventional in 60 days. $24,000/acre.

TBD Wilson Ln. — 0.16 acres, MSF-10 zoning, Conway. $18,500 cash in 54 days. No HOA, no flood zone.

Outside Horry and Georgetown Counties

Three sales this week fell outside Horry and Georgetown counties, included here for completeness:

  • Blenheim (Marlboro County) — 32.72 acres, AG zoning. $105,000 conventional in 42 days. $3,209/acre.

  • Hemingway (Williamsburg County) — 32 acres, AG zoning. $178,000 conventional, 0 days on market (sold before listed).

  • Salters (Williamsburg County) — 182 acres, AGR zoning, waterfowl habitat. $585,000 conventional in 75 days. $3,214/acre.

  • Lake City (Williamsburg County) — 19.6 acres, AG zoning, sold at auction. $78,400 cash in 74 days. $4,000/acre.
